It's a Wrap on The 2017 New American Remodeled Home

(November 2016). It’s a wrap on the 2017 New American Remodeled Home. For months we have been featuring updates as this exciting reinvention of a dated 1987 house as a stylish and energy-efficient island-style home has taken shape. The transformed house, which is now at the “clean and polish” stage, according to project manager John Taylor, is cosponsored by Professional Remodeler and the National Association of Home Builders (NAHB) and will be open for tours at the International Builders’ Show (IBS) in Orlando, Fla., in January 2017.

Phil Kean Design Group (PKDG), Winter Park, Fla., designed and carried out the remodel. The design/build and interiors firm stripped the house down to the studs and roof trusses and rebuilt it within the existing footprint, adding only a small second-floor bump-out.

The PKDG crew rebuilt the house with a contemporary, open floor plan. They have beefed up the house with energy-conserving products--from Icynene foam insulation and Fi-Foam radiant barriers to energy-saving HVAC equipment and Thermador appliances. And they have installed a wide range of premium finishes and products, including granite counter tops; large-format DalTile porcelain carrera floor tiles; luxury, energy-wise Ply Gem windows and doors; and Kohler shower systems that provide highly precise and consistent water temperature and flow control.

Now all the trades have finished up. Trim out and final work, such as installation of bathroom accessories and door hardware, is complete. HVAC equipment and appliances have been commissioned. New plantings and trees are in place. Furniture and decor are arriving and being placed in the house.

Swimming pool safety and equipment inspections have been done, the pool finish has been installed and the pool has been filled. Once the granite tops for the backyard summer kitchen have been installed and the outdoor grill is set, all of the gas appliances--including the fire pit and outdoor grill, the gas stove, the Pacific Energy fireplace and the Bosch tankless gas water heaters--will be checked off the list.

“The house looks great and the project has been a remarkable transformation,” says Taylor.
